August 2026 Real Estate Market Update: Is the GTA Market Starting to Shift?

For months, buyers across the Greater Toronto Area have had something they haven’t enjoyed in quite some time: choice, negotiating power and time to make decisions.

August’s numbers suggest they still have those advantages.

But there is an interesting change happening beneath the surface.

The supply of homes coming onto the market is shrinking.

And that could become one of the most important stories to watch as we move into the fall market.

The August Numbers

Across the GTA, 5,057 homes changed hands in August, down 2.1% compared with August 2025.

But here’s the number that caught our attention:

Only 12,075 new listings came to market, a significant 14.1% decline from a year earlier.

The average GTA selling price was $993,410, down 2.7% year over year, while the MLS® Home Price Index benchmark was down 4.5%.

Month over month, however, prices were relatively stable. The benchmark was essentially unchanged from July and the average selling price edged slightly higher.

So while the headline may still read “prices down from last year,” the market underneath that headline is becoming more nuanced.

Why Falling Inventory Matters

Real estate ultimately comes back to supply and demand.

For much of the recent market, buyers have benefited from plenty of inventory. More homes competing for fewer buyers meant longer selling times, price reductions and greater negotiating power.

But August showed something different.

New listings fell much faster than sales.

That doesn’t suddenly turn the GTA into a seller’s market. It does, however, begin to change the balance.

If inventory continues to decline while buyer demand holds or improves, buyers may find themselves competing for the best properties again.

That is exactly why we don’t believe today’s market should be viewed simply as “good” or “bad.”

It depends enormously on what you’re buying, what you’re selling and where.

Mississauga Tells an Even More Interesting Story

Here at home, Mississauga continues to offer buyers considerable opportunity.

The average selling price across all property types in August was approximately $898,510, down 7.2% compared with August 2025.

There were 435 sales, 1,122 new listings and approximately 2,361 active listings at the end of the month.

Homes took an average of 36 days to sell.

But averages only tell part of the story.

Detached homes averaged approximately $1.275 million, while condominium apartments averaged approximately $495,000.

That difference matters because we’re increasingly seeing very different markets operating simultaneously, even within the same city.

A detached family home in a sought after neighbourhood is not competing in the same market as a one bedroom condominium.

A beautifully presented, move in ready property is not necessarily experiencing the same market as a home requiring significant work.

And a seller who bought twenty years ago has a very different set of decisions to make than someone who purchased near the peak of the market.

The Condo Market Remains a Buyer’s Opportunity

Condominiums deserve particular attention.

Across the GTA, condo prices remain under pressure and buyers generally have considerably more choice and negotiating leverage than they did during the peak years.

For first time buyers, downsizers and investors who have been waiting for affordability to improve, this is worth watching carefully.

The question isn’t necessarily:

“Will prices go lower?”

It may be:

“Has the property I actually want become affordable enough for me to make the move?”

Trying to perfectly time the bottom of any market is extraordinarily difficult. Often the best opportunities appear while everyone else is still waiting for confirmation that the market has changed.

What This Means for Sellers

This is not a market where simply putting a property on MLS® and waiting is enough.

Buyers have choices, and they are comparing those choices carefully.

Pricing, presentation, positioning and marketing matter enormously.

Homes need to give buyers a compelling reason to choose them over the competition.

That becomes particularly important with vacant or partially furnished properties, where buyers can sometimes struggle to understand scale, layout and how they would actually live in the space.

Because in a market where buyers have choices, creating an emotional connection with a property can make an enormous difference.

What This Means for Buyers

Buyers still have negotiating power.

But we wouldn’t assume today’s conditions will automatically last indefinitely.

August’s 14.1% year over year decline in new GTA listings is worth paying attention to.

If fewer sellers list while demand gradually improves, today’s generous selection could begin to tighten.

That doesn’t mean rushing into a purchase.

It means being prepared.

Know your financing. Know the neighbourhoods you’re interested in. Understand recent comparable sales. And when the right property appears, know what represents fair value.

Perhaps the biggest mistake someone can make right now is treating “the GTA real estate market” as though it were one market.

It isn’t.

Toronto isn’t Mississauga.

Port Credit isn’t Erin Mills.

A waterfront condominium isn’t a detached family home.

And a $700,000 buyer isn’t experiencing the same market as a $2 million buyer.

The statistics give us important direction, but your real estate decisions need to be based on the market surrounding your particular property and your particular next move.
