Home Maintenance Essentials For January

Regular home maintenance is essential to keep your home in good condition and prevent costly repairs down the line. Here are some home maintenance items to prioritize:

  1. Inspect and Clean Gutters:

    • Why: Clogged gutters can lead to water damage, foundation issues, and even roof damage. Regularly inspect and clean gutters to ensure proper water drainage away from your home.
    • How Often: Clean gutters at least twice a year, in the spring and fall, or more frequently if you have a lot of trees around your home.
  2. Check and Seal Windows and Doors:

    • Why: Leaky windows and doors can result in energy loss and higher utility bills. Inspect the seals and weatherstripping, and replace or repair as needed.
    • How Often: Annually, before the start of each heating or cooling season.
  3. Service Heating, Ventilation, and Air Conditioning (HVAC) Systems:

    • Why: Regular maintenance of your HVAC system improves energy efficiency, extends the equipment's lifespan, and ensures optimal indoor air quality.  Remember to make sure all outside vents are free of snow and ice.
    • How Often: Schedule professional HVAC maintenance annually, preferably before the start of the heating and cooling seasons.
  4. Inspect and Maintain the Roof:

    • Why: A well-maintained roof protects your home from leaks and water damage. Regular inspections can help identify and address issues early.  Also, check for any damage caused by unwanted guests such as squirrels, birds and raccoons.
    • How Often: Inspect your roof at least twice a year, especially after severe weather events. Consider professional inspections every 3-5 years.
  5. Test and Maintain Smoke and Carbon Monoxide Detectors:

    • Why: Smoke and carbon monoxide detectors save lives. Regularly test them and replace batteries to ensure they function correctly.
    • How Often: Test detectors monthly and replace batteries at least once a year. Replace the detectors themselves every 10 years.

In addition to these, it's essential to stay proactive with general cleanliness, pest control, and other tasks that contribute to the overall well-being of your home. Tailor your maintenance schedule based on your specific home and regional considerations.  If you are going to be away, make sure you have someone available to check in on your home, both inside and outside.
