That means the average buyer will go through the process of buying a home about once a decade. The real estate market is always changing—the process of buying a home has evolved in the past decade, just as it evolved in the decades before that. Here are a few tips to help you through the buying process.

2 GET A LENDER ON BOARD RIGHT AWAY  

Working with a great lender from the beginning is not only smart, it may also help ensure you’re able to put an offer on the right home at the right time. A lender will explain your home financing options, help you get pre-approved for a mortgage and help you estimate the right price range for your budget. 3 MANAGE YOUR EXPECTATIONS


In real estate, as in life, our frustrations stem from unmanaged expectations. When you begin your home search, think about your lifestyle, how long you plan to live in the home and your possible life changes. This will not only help you narrow down the list of homes to consider, but also help you stay focused throughout the process.

 

4 READ THE FINE PRINT


Before you make an offer on a home, know what’s at stake. For example, if the home you have your eye on is a condo or part of a homeowner’s association, read to see if there are any restrictions on the property. If you had to move again in a few years, would you be able to rent out the home, or is this against the rules of the HOA? The same goes for your mortgage: Are
you allowed to pay it off early or is there a penalty? Will your payment go up if rates go up? The more informed you are, the better equipped you’ll be to make the right decision for you and your family.

This is the single most important step. By asking you a series of questions I will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet you needs. Throughout the buying process I will maintain your confidentiality and represent your best interests.

This step will show you how much you can afford. This is accomplished by speaking with your financial institution or to a recommended mortgage broker to  establish what you can qualify for and what the monthly payments you will be comfortable with.
Getting the right terms for you can assist in making the right choice for the right property.  In the case of multiple offers it may make the difference in you getting the home.

We will use every available method to locate a property that matches your search parameters.  This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties.  We will disclose all known facts about the property that are likely to affect your decision. When we find the home that meets your criteria, I will assist you in writing an offer and act as a liaison between you and the seller.

The real estate market is booming at the moment and I’m sure most of you are thinking of whether to stay in your home, Sell ‘n STAY™ or downsize. With so many options, how can you decide?
